Edward Square

Niall O'Kelly
These brochures were designed for a large development named 'Edward Square'. The square was the first new Georgian-style square to be built in Dublin in over 150 years, and was also situated in Donnybrook, one of the most exclusive areas in affluent South Dublin.
Two distinct types of housing were available in Edward Square—the more traditional Georgian style (5 floor row-houses) or the mews style apartments, which were one and two stories in height and while smaller overall, were more contemporary in styling. These were named 'Regency' and 'Urban' respectively. As such, we designed two brochures which could showcase each style to the fullest while also complementing each other as well as the architecture does.
The Regency brochure was designed with a richer color palette, set off from the rich burgundy leather cover. The Urban brochure utilised a more restrained palette, based on the Creme leather covering. Sharp illustrations and luxurious custom photography all combined inside to excite the viewers and help make the launch of the development the most successful in Irish history. The development was sold out 3 days following the launch, with a total value of over €150million ($220MM).
I worked on this project as part of the team at Xmi. I was primarily responsible for all illustrations in the brochures and accompanying floor plans (which was where I credit my Illustrator skills—13 different house types with an average of 4 floors per house equals a lot of floor plan custom illustrations!). I also chose the color palettes for each brochure (including cover stocks) and the floor plans, as well as taking all non-development specific photography used throughout the brochures.
